			<content:encoded><![CDATA[<p><strong>URGENT BALLOT &#8211; By now owners should have received their ballot papers for filing building defects and taking joint legal action against the Builder at VCAT for Common Property and Apartments.</strong></p>

<p><strong>If not already, it is important that all owners complete the ballot papers and return them by no later than Dec 15 as the building warranty runs out on Dec 20. 2011.</strong></p>

<p>FOUNDING PRINCIPALS</p>
<p>PREMISE<br />
The Victoria Point building is owned by the lot owners themselves.<br />
Individually each lot owner owns his titled apartment car space and storage.<br />
Collectively all lot owners own the building public space and facade.</p>
<p>ADMINISTRATION<br />
The owners’ collective appoint an elected committee from among them selves to administer the affairs of the building, in the state of Victoria this committee form the body known as The Owners Corporation (OC). The Owners Corporation is bound by law as set out in Owners Corporations Act 2006.<br />
The members of the OC committee are duty bound to exercise due care and diligence and to act honestly and in good faith in the performance of their functions.<br />
The OC committee may choose to engage a building management firms to perform the various tasks required in the day to day running of the building, and OC management to manage the Owners Corporation tasks and responsibilities.</p>
<p>DECISIONS<br />
All decisions relating to the building are subject to OC approval.</p>
<p>ONLINE COMMUNITY<br />
This portal is a web space provided by the Owners Corporation for use by the owners, it is accessible by secure login. There are 447 members to this online community, one for each Victoria Point residential building lot owner. There is no public access.</p>
